The real estate site selection process can be daunting. It is a broker's job to make it easy for a client to find the best site for their business' success.
As a landlord, it is in your best interest (if you want to put your property in the best light), to provide clear, clean property information, easily accessible to brokers. This information should include:
Building Photos (including interior photos if the suite is "tenant ready")
A site plan that shows the building, surrounding parking, and location of the available suite within the building
An as-built floor plan of the suite so potential clients can see how their business could operate within the suite.
Salient details about the available suite such as building size, suite size, load factor, loading doors (dock/grade/size), power to the suite, utility connections (including telecommunications), parking ratio available.
A Map that shows major streets, but detailed enough to know how to get right to the property.
Unless it is a very complex property, with multiple floor plans and lots of details and features, keep the brochure to four pages.
Virtual tours and drone videos are a great supplement to a brochure, but should not replace a brochure.
My partner, Kara Walker, and I pride ourselves on always providing complete, detailed, and clear marketing materials for the properties we represent. And, we make them easily accessible and up-to-date on over six different listing websites, It is THE most important piece of the marketing process.
