It can't be stressed enough how important it is for Landlords to make vacant suites "tenant ready". Over the past 23 years, I've toured (and marketed) more suites than I could ever count. The most important tour a tenant will have of a landlord's space, is the first tour. First impressions make all the difference!
Making a suite tenant ready really depends on the condition of the space. Often, it can mean a simple janitorial service and carpet cleaning. However, if the space has a layout that looks like a maze, it could mean removing walls - opening up the space to make it more usable and flexible. Most often, it at least includes new carpet and paint. And don't forget to change any damaged ceiling tiles (and any leaks that are causing the damage), change the light bulbs in the fixtures (so they all work and match), and clean the interior and exterior of the windows.
While the Southern Nevada office and industrial market is tightening, tenants still have options - good options - nice options, that don't require a lot of "imagination". Make it easy for them to envision their business' success in your space.
